Damp Proofing and Timber Surveys

We do not undertake Timber or Damp Surveys to “find” work. Unlike the ‘free’ surveys offered by some damp-proofing and timber treatment remedial contractors, who profit from selling chemical products & treatments in order to offset the “free survey” and recoup their surveyors costs, our approach is to use, wherever possible, chemical free, environmentally friendly cost effective solutions which are sympathetic to the building. We have no financial interest in looking for work or problems that do not exist.


Procedure

If we do not already have it, we will ask for your contact details, the property address, and an outline of any specific issues plus – if required – the estate agent or vendor details. If you decide to proceed, we will arrange for an inspection to be carried out at a mutually convenient time generally within the following 7-10 days.


DAMP SURVEY OR TIMBER DECAY & WOODWORM SURVEYS REPORTS

These surveys are for clients who are buying a property and have applied for a mortgage and a building surveyor has suggested that you need to obtain a mortgage damp and timber report as part of the mortgage offer application process or as a ‘second opinion’ survey.

When purchasing / re-mortgaging a property, the bank or building Society’s surveyor will undertake a home buyer’s survey. This survey often highlights a rising damp or timber defect problem and recommends a specialist combined pre-purchase damp or timber decay survey & report to be carried out before exchange of contracts.

The aim of a damp survey is to identify ‘significant’ dampness and decide what, if any, action needs to be taken to either manage it or cure it. This initial pre-purchase survey is limited to ‘non-intrusive’ means of investigation any timber or damp issues as you do not yet own the property and the vendor may not want a couple of little holes drilled in his/her walls. This would be an investigation using a moisture meter including the techniques used by surveyors carrying out pre-purchase inspections. Non-destructive damp profiles can be obtained using a moisture meter by taking relative moisture readings vertically and laterally on a ‘damp zone’ and plotting this on a grid. This may highlight areas that would benefit from further investigations.

We charge a flat rate of £185 for the above pre-purchase survey up to 3 bedrooms. We then charge £30 per additional bedroom thereafter. If it’s a combination Timber and Damp Survey then the flat rate will be £350 for both. During the survey, the building is assessed from the roof down to the drains, inside and out, top to bottom. This offer excludes Cavity Wall Tie inspections which can be quoted upon request.

If the property is vacant, the surveyor would meet the key holder at the property as we do not pick up or drop off keys because of Liability issues.


AN ‘INTRUSIVE’ SURVEY WHERE THERE IS A ‘KNOWN’ DAMP ISSUE

This type of ‘Intrusive’ Survey would cost £220 up to 3 bedrooms. We charge £30 per additional bedroom thereafter. There may be additional tests such as a Carbide Meter test, Gravimetric Test, Borescope Inspections, trial holes etc. which may be necessary to assess the significance of any high relative readings to plasters or finishes, and to confirm the actual moisture contents in materials and the cause of the possible dampness.

If a Timber Survey is requested accessible timbers will be inspected for wood boring insect attack or timber decay (dry rot, wet rot). Roof timbers will be inspected if safe access to the loft is available. Floor timbers will be inspected where accessible.

With all surveys, you will be provided with a full written report which will contain the diagnosis of any presenting problems along with appropriate recommendations and specifications for the correct remedial measures to rectify the problem. If any damp-proofing & timber treatment work is found to be necessary, a guide estimate to carry out any recommended works can also be included, if required.

These costs may appear very small when compared to spending thousands on unnecessary ‘Remedial Rising Damp’ works.
