Home Wall tie structural reports

Wall Ties may need to be inspected if your walls are showing signs of slight bulging or horizontal cracking to the mortar beds between the brickwork. The more common problem is when the part of the tie embedded in the outer leaf corrodes. This tends to occur on south and west facing elevations which are exposed to driving rain and which are often wet.

Another common reason for instructing a report is when a mortgage company has insisted that a further report is carried out prior to the lender authorising the mortgage. Because of this, all our reports are in compliance with the requirements of BRE Digest 401: Replacing Wall Ties .

In carrying out a wall tie survey we detect the wall ties on each elevation of the property using a metal detector, then we drill a small hole beside 2 or 3 ties on each elevation and inspect the condition of the wall ties with a Borescope. In some cases it may necessary to remove a brick or to expose the end of the wall tie in the mortar joint.

This will identify the cause of any issues and how to resolve them along with our estimate to undertake any works identified. We offer a prompt service with results and reports generally within 5 working days.

We charge a flat fee of £280 excluding VAT to conduct a thorough, professional survey and prepare a detailed written report. This cost relates to properties within a 20 mile radius from Canterbury, Kent and areas outside the 20 mile radius may incur further travel costs of 50p per mile. The survey fee is payable prior to the survey being undertaken. If at any stage we carry out any remedial works that we identify within the survey then this fee is refunded in full.

All of our Wall Tie Remedial works are covered by SBG insurance backed guarantees for up to 10 years and are transferrable to the next owner.
